
Epoxy floors peel for four reasons, and three of them happened before the resin ever came out of the bucket. Bad prep, slab moisture, contamination, and hot tires. The coating itself is almost never the problem, which is unfortunate news if you were hoping to blame a product.
If you're standing in your garage holding a curled-up sheet of what used to be your floor: that peeled section is actually good evidence. Flip it over and look at the underside. What's stuck to it tells you which of the four you're dealing with.
Read the failure before you buy anything

That table is the whole diagnostic. Everything below is detail.
Cause 1: prep, which is 80 percent of the job
Concrete has a weak top layer called laitance — fine cement paste and fines that rise during finishing. A coating bonded to laitance is bonded to a layer that's already barely attached to the concrete below it.
Diamond grinding removes it and creates mechanical profile, measured on the ICRI concrete surface profile scale. Thin-film coatings want CSP 2 to 3. Mortar and self-leveling systems want CSP 4 to 5. Acid etching, which is what comes in the box with every $179 kit, produces a fraction of that.
The measurable version of a good bond: an adhesion pull test per ASTM D4541 should fail inside the concrete, not at the bond line, typically above 200 to 300 psi. If a coating peels off in sheets you can roll up like a rug, that bond was never there.
Cause 2: moisture, which is the expensive one
A slab on grade sits on dirt. Dirt holds water. Water moves as vapor toward the drier side, which is your garage. If a coating covers the slab and there's no vapor barrier under it, that pressure has nowhere to go and it lifts the film — this is osmotic blistering, and it's why some floors fail in the middle of the room rather than at the traffic edges.
The real tests:
- ASTM F1869 — calcium chloride, measured in pounds of moisture vapor emission per 1,000 square feet per 24 hours. 3 pounds is the common ceiling for standard coatings.
- ASTM F2170 — in-situ relative humidity probes drilled into the slab. 75 to 80 percent RH is the usual limit.
- ASTM D4263 — the plastic sheet test. Tape a 2-foot square of poly to the slab, wait 16 to 24 hours, look for condensation. It's crude and free and will catch an obvious problem.
If a slab is over the limit, the fix is a moisture-mitigation primer at roughly $1 to $2.50 per square foot. Coating over it and hoping is how a floor fails at month nine.
Cause 3: contamination
Oil and transmission fluid soak deep into concrete and come back to the surface for years. Silicone tire dressing overspray is the sneaky one — it sits invisibly in the slab under where the car parks and rejects coating in exactly the places that matter most.
Old sealers are another. Somebody sealed the garage floor in 2009, nobody remembers, and the new coating is trying to bond to a release agent.
Contaminated areas get dug out and treated, not painted over. If a spot is bad enough, it gets ground deeper and patched.
Cause 4: hot tires
A tire on the highway gets genuinely hot. Park on a coating and that warm rubber softens the film slightly and adheres to it. As the tire cools it contracts, and now there's a contest between the tire's grip on the coating and the coating's grip on the concrete.
Thin, poorly bonded films lose that contest, which is why the classic DIY kit failure is patches shaped like tire footprints. Thick 100 percent solids systems with a real grind underneath don't have this problem, and neither do polyaspartic topcoats. It also helps to not park a car on a floor that hasn't finished curing — full chemical cure on standard epoxy is typically 7 days, which people routinely treat as a suggestion.
Can it be repaired, or does it all come off?
Do the tape test first. Score a small square through the coating with a utility knife, press a strip of duct tape firmly over it, and pull sharply.
If the surrounding coating stays put: the failure is localized. The damaged areas get ground back to sound edges, feathered so the transition isn't a visible cliff, recoated, and blended. Commonly $300 to $900. On a flake floor this hides very well because chip is forgiving. On solid color or metallic, the repair will be visible to you forever and invisible to everyone else.
If the tape lifts coating easily beyond the damaged area: it all comes off. Full removal and reinstall runs $5 to $10 per square foot, higher than a fresh install because grinding off failed coating is slow, gummy work that eats diamond segments.
If moisture is the cause: it all comes off regardless. There is no patch for vapor drive.
Our one strong opinion
If a coating quote does not include a moisture test and a named grinding profile, the price on it is not the price. It's the price of the parts of the job that were included.
We'd rather lose a bid to someone cheaper than win one on a slab we haven't tested, because the second visit is the one where nobody's happy. A moisture test costs a small amount of time. Redoing a 500-square-foot garage costs $2,500 to $5,000. That math has never once been close.
When to skip the contractor entirely
Two honest cases.
A small peeled patch in a shed or a low-traffic corner. Grind the loose edges back with a $30 diamond cup wheel on an angle grinder, vacuum, and roll on a compatible coating. Nobody needs to drive out for that.
A floor that's simply worn rather than peeling. If the topcoat is dull and scuffed but firmly bonded, it can be lightly screened and recoated — no strip, no reinstall, roughly a third the cost. Ask about a recoat before you accept a teardown quote. A good epoxy repair and resurfacing crew will offer that first.
And if the slab genuinely can't hold a coating, polished concrete is worth a look. It's the concrete itself, densified and ground to a sheen. Nothing to delaminate, because there's no film.

Flip over the peeled piece and read what's on the back. Prep failures and contamination can be patched. Moisture failures cannot. And whatever you do next, test the slab before anyone opens a bucket.

What is hot-tire pickup?
A tire heats up on a drive, and when you park, that warm rubber softens the coating and bonds to it. As it cools it contracts and pulls. If the coating's bond to the concrete is weaker than the tire's grip on the coating, the coating lifts in patches shaped exactly like tires. Proper grinding and a fully cured, thick-film system prevent it.
Does acid etching work instead of grinding?
Not well enough for a lasting bond. Acid etching opens the surface slightly but produces a fraction of the mechanical profile that diamond grinding does, leaves residue that has to be neutralized and rinsed, and does nothing about oil contamination or high spots. Nearly every kit that peels was etched rather than ground.
